The Florida Building Code requires a building permit to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure. The cost of a permit varies based on different factors: permit type, square footage and project valuation.
If you choose not to obtain the required permit your new home construction is at risk; if the building official, Inspector or Code Enforcement Officer finds you, your work will be stopped immediately, and you’ll be required to pay the cost of the permit fee plus a fine.
How much time does it take to get a permit? If you provide all required documents you can obtain it within 3 – 5 business days.
Minor repairs like replacing a few shingles do not require a permit. If the repair is 100 square feet or more a permit is likely required.
Once you get your permit document, make sure you post them at an accessible place in the job site where anybody could see them; while the construction or remodeling process is executing you must likely receive an inspector visit and the documents should be clearly visible.
Finally, always call before any construction project starts to verify whether a permit is required. You can save a lot of headaches if you plan.
