Finding a Plot of Land

Some people are less picky than others in this stage of the home building process. But, it really is an important element. It's best to think long-term when examining your plot of land. 

It will affect your utilities, resale value, and privacy, to say the least. For example, if you select a large plot of land that requires watering, then your water bill may be higher than your neighbor's. 

In Central Florida, there's a strong likelihood you'll come across a community that's building homes on a lake. With over 700 natural springs, Florida is by no means lacking in waterscapes.

As for resale value, if you select a plot of land that backs ups to a conservation or a lake, then you'll be able to sell your home at a higher premium. It may also help you maintain your privacy, as neither residential nor commercial establishments are likely to be erected. 

Selecting a Home Plan

With your blank canvas selected, it's time to start reviewing some plans. What would you like your home to look like? What are some of your must-haves, like a single-story layout, an open floorplan, or a front porch?

Again, think long-term. Over time, do you think you'll move in an in-law or welcome back a college grad? Perhaps you want a home with at least two full baths, then. 

Do you love to entertain large parties? Then, you'll want a home with a large kitchen that opens into a great room. Consider whether or not your plot of land will make room for an extended lanai and swimming pool, if that's your dream.

As you investigate model homes in communities you're interested in, you're naturally going to meet builders and their teams of people. Take this opportunity to ask questions and see how they run their business. 

Not all builders are built the same. First, there are reviews to investigate. Then, you'll want to get a feel for your builder's communication skills. You certainly want a company that's going to communicate with you all the way through the process of building your dream home. 

Of course, the main benefits of custom homes lie in their ability to be altered to your style. Yet, you'll find that most contractors have a typical style. They might be famous for cottage homes, patio villas, or palatial estates that resemble Italian renaissance paintings. 

Initially, this will make it easy for you to hone in on a few favorites. As you interview builders, scour the reviews, and call their references, familiarize yourself with the style and size of homes they tend to create. 

Permitting and Prepping

With your blueprints in hand a few signatures on the dotted lines, it's time to start building a custom home. Get ready for the most exhilarating ride of your life. 

One of the joys of working with a builder is the fact that he or she will take care of some of the more tedious tasks like submitting plans to the city. They'll seek out the seals of approval that say your future home is in accordance with local building codes. 

Then, it will be time to prep the land (which always reminds us of a painter prepping his canvas). In Florida, fill dirt is almost always required to level out the land. Then, the slab will be set in place and you'll really start to get a feel for the size and shape of your future sanctuary.

The first three steps will be the most labor-intensive for you. Choosing the area you'd like to call home and selecting the best contractor will be the most arduous tasks. 

However, once you shake hands with a prized builder, you can leave a lot of the remaining details to them. Let them level the land, lay the foundation, frame up the house, and wire in all the appliances. Sounds wonderful, doesn't it?
